Overview of the Leak Issue

At a property on Coolgardie Avenue in Malvern East VIC 3145, our team at Your Choice Plumbers Malvern was called out after the client noticed water dripping through a downlight opening, running down the wall, and causing visible paint bubbling.

The leak had progressed to the point where the client had placed a bucket underneath the ceiling drip to protect timber flooring, with water dripping approximately once per minute.


Initial Diagnosis and Key Clues

As part of our structured approach to leak detection melbourne, the first step was to determine whether the leak was coming from a pressurised water line.

We carried out a water meter test and immediately observed movement within minutes, confirming an active leak on the mains supply.

The next step was to identify whether the issue was on the hot or cold water line.

We isolated the hot water system by shutting off the duo valve to the Aquamax mains pressure unit and monitored the leak. Within approximately 30 minutes, the dripping significantly slowed, confirming the leak was on the hot water line.


Step-by-Step Diagnostic Process

With the hot water line confirmed, we began internal investigation.

We:

  • Removed the affected downlight
  • Used a mini CCTV inspection camera through the ceiling opening
  • Identified a wet timber support beam, however the pipework remained concealed and could not be visually located

We then inspected the upstairs bathroom area, checking:

  • Fixtures
  • Surrounding walls and floors
  • External wall perimeters

Everything remained dry, confirming the issue was not related to drainage or visible fixture leaks.


Challenges with Leak Location

This property presented a major structural challenge.

The bathroom was positioned above a corner section of the home, with a large timber beam obstructing clear access from below. The home, built in the 1930s, had structural elements that made invasive inspection unreliable without proper detection.

At this stage, there was no clear visual confirmation of the leak source.


Advanced Leak Detection (Tracer Gas + Acoustic)

We recommended engaging a specialist leak detection contractor.

The hot water line was pressurised using tracer gas, and acoustic equipment was used to detect even the smallest leak signature.

Despite the extremely minor leak, the contractor successfully identified a faint noise behind a wall cavity adjoining a wardrobe area.

Interestingly:

  • No moisture was visible on carpet
  • No signs were visible on adjacent plaster

This confirmed a concealed and directional leak path.


Root Cause of the Problem

Upon opening the wall cavity, we identified:

A 15mm copper pipe with a pinhole leak (mist spray).

Although the bathroom renovation was only around 5 years old, older copper pipe had been reused.

The key issue was:

The pipe passed through a timber stud penetration that was not sealed with silicone as required under AS/NZS 3500.

This allowed water to:

  • Travel down the penetration
  • Bypass wall surfaces
  • Discharge into the ceiling cavity below

If sealed correctly, moisture would have appeared earlier and made detection easier.


Repair and System Restoration

We carried out the repair by:

  • Removing pipe insulation
  • Cutting out approximately 300mm of damaged copper pipe
  • Installing a new section using Rothenberger B-Press system
  • Securing with 2 x 15mm B-Press slip couplings

The system was tested and confirmed watertight.


Critical Compliance Finding – Water Pressure

Following repairs, we tested the property’s water pressure.

Recorded pressure: 580 kPa

This exceeds the recommended 500 kPa limit under Australian Standards and contributes to premature pipe failure.
