Overview of the Problem – Hidden Ceiling Leak in a Bonbeach Home
At a property on Golden Avenue in Bonbeach VIC 3196, our team at Your Choice Plumbers was called out after the homeowner noticed a growing wet stain on the living room ceiling.
Ceiling leaks are often more complicated than they first appear because the visible stain is not always directly below the actual point of failure. Water can travel along framing, pipework, or plaster before it finally shows itself on the ceiling below.
This is exactly the type of situation where homeowners start asking, “where is my ceiling leak really coming from?” or “how do you find a hidden plumbing leak without cutting the whole ceiling open?” As an experienced plumber Bonbeach, we often find that the best way to minimise damage is to confirm the exact source first rather than cut into plaster by guesswork.
Why This Leak Needed a Careful Diagnostic Approach
Because the stain was showing in the living room ceiling, the owners needed the leak identified quickly — but they also wanted unnecessary damage avoided.
Instead of immediately cutting into the plaster, we took a more controlled approach to inspect the ceiling cavity and find the leak properly.
That was important because with hidden leaks:
- the visible damage can be misleading
- the leak source is not always directly overhead
- blind access can create unnecessary ceiling repairs
- a targeted opening is always better than a large exploratory cut
This is something we often explain on water leak detection jobs, because proper diagnosis first usually saves the homeowner time, mess, and repair costs.
Investigation Through the Ceiling Cavity
To start the investigation, we removed several light fittings close to the wet area so we could gain a viewing point into the ceiling cavity.
That gave us a much better chance of inspecting the area without damaging the ceiling straight away.
We then used a mini inspection camera to scan inside the cavity and trace the wet area back toward the actual plumbing source.
This was the key step that allowed us to confirm the real fault without relying on guesswork.
Confirming the Source of the Leak
Using the inspection camera, we identified clear water staining on the body of a 50mm P-trap serving the upstairs shower.
The leak was being caused by worn rubber seals inside the trap assembly.
That meant the stain appearing on the living room ceiling below was not caused by a roof issue or random moisture — it was a concealed plumbing leak from the upstairs shower waste connection.
Once that was confirmed, we could plan the access and repair properly.
Targeted Ceiling Access and Plumbing Repair
Because the source had already been confirmed, we only needed to open the ceiling exactly where it mattered.
We cut a clean 400mm x 400mm section of plaster ceiling directly below the leaking trap to gain full working access.
From there, we:
- removed the faulty trap assembly
- installed a new Caroma 50mm P-trap
- reconnected the waste line correctly
This controlled approach meant the owners avoided a much larger ceiling opening and the repair stayed limited to the exact area required.
Flood Testing the Shower After the Repair
Once the new trap was installed, we carried out a full flood test on the upstairs shower to confirm the new seals and connections were watertight under operating conditions.
This step was critical because with concealed waste leaks, it is not enough to simply replace the part — the repair needs to be tested thoroughly before the access opening is closed up again.
The flood test confirmed:
- the new P-trap was sealing correctly
- the leak had been resolved
- no further water was escaping into the ceiling cavity
Ceiling Restoration and Final Outcome
To give the homeowner a complete result, we also coordinated a professional plastering contractor to attend the following day and repair the ceiling opening.
That meant the job was not left half-finished. The homeowner ended up with:
- the leak repaired properly
- the ceiling opened only where necessary
- the damaged plaster area professionally restored
This is a very good example of how the right diagnosis at the start leads to a much cleaner overall outcome.
Outcome and Client Result
- ceiling leak traced without unnecessary exploratory damage
- inspection camera used to confirm the exact source
- worn rubber seals in the upstairs shower P-trap identified
- targeted 400mm x 400mm ceiling opening made
- new Caroma 50mm P-trap installed
- shower flood tested successfully
- ceiling restoration arranged for the following day
The homeowner was very relieved that the leak was found quickly, the damage was kept to a minimum, and the home was restored properly afterwards.
Compliance with Australian Standards
This case related to the correct diagnosis and repair of a concealed sanitary drainage leak within the home, with the waste trap replacement forming part of the drainage system governed by AS/NZS 3500.2.
In practical terms, this means the work was not just about stopping the visible ceiling stain. It was about identifying the real fault within the drainage system, replacing the leaking component correctly, and confirming the repair under live testing conditions before restoration.
All work carried out by Your Choice Plumbers is completed in accordance with the relevant plumbing standards so hidden leaks are diagnosed properly and repaired with long-term reliability in mind.
