Overview of the Problem – Blocked Basin Drain in a St Kilda Apartment
At an apartment on Shakespeare Grove in St Kilda VIC 3182, directly opposite Luna Park, our team at Your Choice Plumbers was called out after the owner reported a badly blocked bathroom basin that would no longer drain properly.
At first glance, it sounded like a routine basin blockage. However, once we cleaned the P-trap and checked the plug and waste assembly, the basin was still fully choked.
This is exactly the type of situation where homeowners and apartment owners start asking, “why is my basin still blocked after cleaning the trap?” or “can old apartment drain pipes block internally over time?” As an experienced plumber St Kilda, we often find that older apartment buildings can have original galvanised drain lines that gradually close up internally and create much more stubborn drainage problems than a normal hair blockage.
Why This Wasn’t a Simple Hair Clog
Once the obvious trap components had been cleared and the basin still would not drain, the real problem became much clearer.
The drainage line serving the basin was an original 40mm galvanised iron pipe.
In older buildings like this, galvanised waste pipes often deteriorate from the inside out. Over time, internal corrosion creates:
- rough jagged internal edges
- reduced pipe diameter
- surfaces that trap hair and soap residue
- gradual restriction until full blockage occurs
That meant this was no longer a simple plug-and-waste or P-trap issue. The actual blockage was in the original drain line itself.
Why Full Pipe Replacement Was Not an Immediate Option
The next issue was access and ownership.
In this block of flats, the affected drain line ran externally, which meant replacing the pipe properly would likely require Body Corporate approval.
The owner needed the basin functioning again immediately, but a permanent full pipe renewal was not something that could be organised on the spot that day.
So the job became about finding the safest and most effective way to restore drainage in the short term, while still documenting the long-term repair needed.
Safe Chemical Descaling Strategy for the Blocked Galvanised Drain
Because the vanity cabinetry was compact and vulnerable to chemical exposure, we could not simply pour drain cleaner into the basin and hope for the best.
To control the process properly, we built a temporary external application point using:
- a 40mm Plumb-Quick
- a short section of uPVC pipe
- a 90-degree elbow
This allowed us to move the fill point outside the cabinet and protect the vanity area while carrying out the descaling process.
We then used Moflo Sulfuric Acid Liquid Drain Cleaner in a controlled staged application.
Controlled Application and Pressure Clearing
Using heavy-duty acid-resistant gloves, safety glasses, and a face mask to protect against fumes, we applied the diluted drain cleaner in three stages.
The process involved:
- pouring approximately 1 litre slowly
- allowing 5 minutes between each application
- giving the chemical time to break down the heavy internal corrosion and built-up waste
Once the acid had done its job, we reinstalled the P-trap and used a Rothenberger suction plunger to force water in and out of the drain line under pressure.
That combination of:
- chemical descaling
- suction pressure clearing
successfully restored the basin drain to full flow.
This was a very good example of using experience and controlled technique to repair a difficult apartment drain issue without causing unnecessary damage or rushing into the wrong solution.
Why the Basin Drain Blocked in the First Place
We explained to the owner that while the basin was now draining again, the deeper issue was still the age and condition of the original galvanised pipe.
The internal corrosion had already narrowed the pipe substantially, and while the descaling process restored flow, the long-term root cause was still:
- ageing galvanised drain pipe
- internal rust build-up
- continued tendency to trap hair and soap residue
So although we had repaired the immediate drainage problem, we also made it clear that this was not the same as renewing the underlying pipework.
Long-Term Repair Recommendation
Once the drain was operating again, we provided a full quotation to replace the entire 40mm galvanised waste line with modern uPVC pipe.
That way, once the owner receives Body Corporate approval, they already have a proper long-term repair pathway ready to go.
This was the right approach because it solved the immediate usability issue while also documenting the permanent corrective work needed later.
Outcome and Client Result
- blocked basin drain diagnosed beyond the trap
- original 40mm galvanised pipe identified as the real cause
- safe controlled descaling setup built outside the cabinet
- basin drain restored to full flow
- long-term pipe replacement quote provided for Body Corporate approval
The owner was very relieved to have the basin functioning again and appreciated having both an immediate repair outcome and a clear long-term replacement plan.
Compliance with Australian Standards
This case related to the safe servicing and restoration of an older apartment drainage installation, with the longer-term recommendation being renewal of the deteriorated waste pipework.
In practical terms, this meant the immediate priority was to restore safe function without damaging the vanity or surrounding apartment finishes, while also identifying the original galvanised drain as the root cause requiring future replacement.
All work carried out by Your Choice Plumbers is completed in accordance with relevant plumbing standards and safe work practices so drainage problems are not only cleared, but properly diagnosed and documented.
