Overview of the Problem – Surface Water Pooling Beside a Townhouse
At a property on Barkly Street in Mordialloc VIC 3195, our team at Your Choice Plumbers was called out after the homeowner noticed a worrying amount of water pooling in the narrow side passage between the townhouse and the neighbour’s fence.
Each time it rained, the surrounding soil near the rainwater tank became heavily waterlogged. While the tank itself was sitting on a solid concrete support slab, the ground around it was holding water directly against the brick footings of the home.

Why the Homeowner Was Right to Act Before Concreting the Area
The owner was already planning to pave or concrete the area, but wanted the drainage sorted properly first.
That was the right decision.
If surface water is not collected and redirected before a new hard surface is poured, the problem often gets worse rather than better. Water can remain trapped against the home, and once the paving is complete, correcting the drainage becomes much more disruptive and expensive.
In this case, the concern was not just convenience — it was also about protecting the home from:
- ongoing moisture build-up against the footings
- possible ground movement over time
- damp-related issues in the future
- poor drainage performance once the new concrete was installed
Why the Existing Stormwater System Was Not Enough
Once we inspected the drainage setup, the underlying issue became clear.
The existing underground stormwater system was only designed to collect roof water through the downpipes. There was no provision at all for surface water collection in the narrow passage beside the home.
Because the surrounding soil level sat lower than the rainwater tank slab, that part of the side easement was effectively acting like a bowl. Rainwater was collecting in the low point and sitting there instead of being intercepted and diverted away.

The Right Drainage Solution for the Side Easement
To solve the problem properly, we needed to integrate surface water collection into the existing stormwater system.
We excavated and exposed the existing 100mm uPVC below-ground stormwater drain, then cut into the main line to create two new collection points.
We installed:
- two stormwater surface grates
- positioned on either side of the rainwater tank
- tied back into the main underground stormwater drain
These grates now act as immediate relief points, allowing rainwater collecting at ground level to enter the stormwater system before it can sit against the house or soak into the surrounding footings.
Why Finished Floor Level Was Critical
The most important technical part of this job was not just installing the grates — it was setting them to the correct finished floor level (FFL).
Because the owner was planning a future concrete pour, the grate heights had to be positioned exactly so the final surface would fall correctly toward them.
That meant we worked carefully to set the grates at the levels needed to suit the upcoming concrete installation, ensuring the finished paved area will:
- drain properly
- direct water toward the grates
- avoid low spots where water could sit again
- perform as intended once the surface works are complete

Surface Water Is Now Directed into the Main Stormwater System
With the grates connected and levels prepared correctly, the area now has a proper surface-water diversion strategy.
Instead of collecting in the soil beside the house, future rainwater in that side passage will now be:
- intercepted at surface level
- captured by the grates
- directed into the main underground stormwater system
- carried away before it can soak around the footings
That is the real long-term value of the job. The problem was not just treated — it was designed out of the area before the new surface works go ahead.
Materials and Installation Outcome
All required uPVC fittings and high-flow grates were sourced from Reece Plumbing Mordialloc.
Once installed, the drainage system was now properly prepared to support:
- a dry side easement
- future concrete works
- better stormwater control around the home
- reduced moisture load near the foundations
The owner was very pleased to know the area had been addressed properly before the paving stage, rather than risking the same problem being locked in under a new surface.

In practical terms, this meant the area needed more than just a simple excavation or patch repair. The surface water had to be intercepted at the correct level and connected into the existing stormwater system in a way that would continue working once the new finished surface was installed.
