Overview of the Problem – Pressure Fluctuation and a Basin That Would Not Drain

At a property on Ruskin Street in Elwood VIC 3184, our team at Your Choice Plumbers was called out after the homeowner reported two separate plumbing issues.

The first concern was fluctuating water pressure throughout the home. The second was a bathroom basin that had become unusable because the pop-up waste was stuck in the closed position.

Why the Water Pressure Problem Was More Important Than It First Seemed

When we arrived, we carried out a pressure test and confirmed that the existing pressure limiting valve had failed.

The valve was approximately 10 years old and was no longer regulating the mains water pressure correctly. That meant high-pressure water was being allowed into the home’s internal pipework unchecked.

This was the more important of the two issues because once pressure regulation is lost, the whole plumbing system can be exposed to unnecessary stress. That can affect:

  • taps and mixers
  • toilet valves
  • flexible hoses
  • appliances
  • other plumbing fixtures throughout the home

Diagnosing the Bathroom Basin Fault

Inside the bathroom, we inspected the basin and confirmed that the pop-up waste mechanism had mechanically failed.

The waste had seized in the closed position due to:

  • internal wear
  • mineral build-up
  • age-related deterioration in the moving parts

That meant the basin could no longer drain properly and had effectively become unusable.

Pressure Regulation and Basin Restoration Solution

To solve both issues properly, we carried out a two-part repair.

Pressure Regulation Upgrade

We decommissioned the failed older valve and installed a new:

Zurn Pressure Reducing Valve (PRV)

This restored the property to the compliant 500 kPa operating limit and brought the water pressure back under proper control.

Basin Waste Upgrade

We removed the seized pop-up waste fitting and installed a new plug and waste fitting supplied by the customer.

To ensure a clean and watertight finish, we also:

  • removed the old degraded silicone from the waste outlet
  • applied fresh high-grade sanitary silicone
  • carried out a full flood test on the basin
  • confirmed the new waste fitting was operating correctly with no leaks

Final Testing and Result

Once both repairs were completed, we performed full operational testing.

We:

  • checked that the new Zurn PRV was maintaining steady compliant pressure
  • flood tested the bathroom basin
  • confirmed there were no leaks from the new waste installation
  • confirmed the basin was fully functional again

The result was that the homeowner now had:

  • a properly working bathroom basin
  • a plumbing system protected from excessive mains pressure
  • improved long-term reliability across the home

Compliance with Australian Standards

This case directly related to the pressure control requirements referenced under AS/NZS 3500, which requires residential water pressure to be regulated to a maximum of 500 kPa.

In practical terms, this standard exists to protect the home’s plumbing system from excessive pressure damage. When a pressure limiting valve fails, that protection is lost and the rest of the plumbing system is left vulnerable to avoidable wear and failure.
