Overview of the Problem – Burst Flexi Hose Under Ensuite Vanity

At a property on Hampton Street in Brighton VIC 3186, our team at Your Choice Plumbers was called out for what the owners believed was a burst pipe emergency. Once we investigated further, the real problem turned out to be a burst flexible hose under the double vanity in the ensuite.

This is exactly the kind of issue where homeowners start asking, “can a loose tap cause a flexi hose to burst?” or “how do flexi hoses suddenly fail under a vanity?” As an experienced plumber Brighton, we often find that plumbing problems like this rarely happen in isolation — they usually escalate over time when smaller warning signs are left unresolved.

In this case, water had been bypassing the base of a loose basin mixer tap and pooling around the tap mounting area. Over time, that water exposure affected the connected flexi hoses underneath the vanity, leading to heavy rust build-up and eventual hose failure.

How the Burst Flexi Hose Happened

When we checked the vanity basin mixer more closely, it was clear the mixer had become loose and had been moving at the basin.

That movement had allowed water to track past the base of the mixer and into the vanity cupboard below. As that moisture repeatedly built up around the underside of the fitting, it began wetting the connected flexible hoses.

Eventually, the affected hose developed severe rusting and failed.

This was a very good example of how something that may seem minor at first — like a loose tap — can quietly turn into a much larger flood risk when left too long.

The owner also told us the tap had been loose for around 6 months, but they had not managed to call a plumber out to fix it sooner. That detail made the progression of the failure make perfect sense.

Why This Could Have Become a Major Internal Flood

The owners were actually lucky to catch the problem when they did.

They heard a hissing sound before the flexi hose failure turned into a much larger flood event, and fortunately the wife was working from home that day.

If nobody had been there to respond quickly, the burst hose could have continued discharging into the vanity and surrounding cabinetry, causing much more serious internal water damage.

This is one of the reasons flexible hoses are such an important flood prevention issue in residential plumbing.

What Else We Found During the Tap Inspection

As we carried out a thorough assessment, we found another important issue:

There were no emergency stop taps installed on the hot and cold water supplies to the vanity mixer

That meant the installation was missing a key isolation point and was not compliant with the expected plumbing standard for fixture servicing and shut-off.

We also checked the second basin mixer and its hoses. That side had not yet failed, because the mixer itself was not loose and was not allowing water to bypass the base in the same way.

However, because the owners wanted matching new taps and the existing tapwork was already heavily affected by rust around the:

  • fixing flange
  • fixing bolt
  • flexi hose insert threads

we advised that full replacement of both basin mixers was the best option.

Tap Replacement and Immediate Repair Works

To restore the vanity properly, we replaced both basin mixers with:

Mizu Soothe MK2 Basin Mixer Chrome (6 Star) Lead Free

These were sourced from Reece Plumbing Brighton.

This gave the owners:

  • matching new taps
  • new flexi hose connections
  • a clean and reliable installation
  • removal of the heavily rust-affected old components

Complimentary Property Protection Audit Found More Hidden Risks

As part of the visit, we also offered to carry out our Complimentary Property Protection Audit as a complimentary inclusion with the plumbing service, which the client was very happy to proceed with.

The audit took approximately 30 minutes and uncovered several additional hidden risks within the home:

  • high water pressure of 690 kPa
  • hot water delivery temperature of 58°C at the bathroom outlets
  • rusty extension flexi hoses at the kitchen sink

The townhouse was around 40 years old, and from the owner’s memory, they had not had a plumber out to properly assess the plumbing system for at least 7–8 years.

That explained why these compliance and flood-risk items had gone unnoticed for so long.

The owner also mentioned she had always felt the hot water seemed “a bit too hot,” which aligned with our measured bathroom outlet temperature.

Why the Audit Findings Mattered

This was a very good example of why the immediate fault is often only part of the bigger story.

What started as a burst flexi hose callout quickly expanded into a much broader property protection issue involving:

  • active flood risk from aged hoses
  • non-compliant high pressure
  • scalding risk from excessive hot water temperature
  • missing isolation points

These are exactly the types of hidden plumbing issues that homeowners often do not see until something fails.

Compliance Upgrades and Same-Day Outcome

After documenting the findings with photos and explaining the risks clearly to the client, we carried out the required repairs and compliance upgrades on the same day to make the home safer and more compliant.

The owners were very happy to be able to resolve:

  • the burst flexi hose issue
  • the failing vanity mixers
  • the hidden flood-risk hoses
  • the high pressure issue
  • the hot water temperature risk

all in one visit.

Once the works were completed, we issued the client with a Certificate of Compliance, which was also backed by the standard 6-year warranty period applicable to the certified plumbing work carried out.

Outcome and Client Result

  • burst flexi hose cause identified properly
  • both vanity basin mixers replaced
  • additional risky hoses identified during audit
  • high water pressure confirmed
  • excessive hot water temperature confirmed
  • same-day repairs and compliance upgrades completed
  • photo evidence provided for client records
  • Certificate of Compliance issued

The owners were relieved not only to have the immediate burst hose issue fixed, but also to discover and address the other hidden risks before they turned into more serious plumbing or flooding problems.

Compliance & Prevention Insight

This case highlights why homes that have not had a proper plumbing check for many years can develop multiple hidden risks at once.

In this case, a loose mixer tap eventually contributed to a burst flexi hose, but the audit also revealed broader issues that had nothing to do with the original callout:

It reinforces an important point: plumbing problems nearly always escalate when left ignored, and the earlier hidden risks are identified, the easier and safer they are to fix.

Compliance with Australian Standards

All work carried out by Your Choice Plumbers is completed in accordance with the relevant plumbing standards, including pressure and hot water safety requirements referenced under AS/NZS 3500 and related compliance obligations.
