Overview of the Problem – Fully Blocked Kitchen Drain in a High-Rise Apartment

At a high-rise apartment on Bay Street in Port Melbourne VIC 3207, our team at Your Choice Plumbers was called out after the client reported that the kitchen drain was now fully blocked and no longer draining at all.

The client explained that this had been an ongoing issue for a couple of years. In the past, she had always managed to get the drain flowing again eventually, but this time it had become completely blocked.

This is exactly the type of situation where homeowners and apartment residents start asking, “why does my kitchen sink keep blocking?” or “what causes a kitchen drain to block completely over time?” As an experienced plumber Port Melbourne, we often find that long-term kitchen waste blockages in apartment buildings are caused by years of fat and grease build-up inside the pipework.

Why High-Rise Kitchen Drain Blockages Need a Different Approach

In standard ground-level homes, we can often use high-pressure jet drain cleaning equipment to clear kitchen waste pipes effectively.

However, in high-rise apartment buildings, that is not always possible.

Even though our jetting hoses can reach long distances, running that type of equipment through apartment buildings, stairwells, and shared access ways is not always practical or safe for other occupants. In this case, high-pressure jetting was not the right method for the building environment.

That meant we needed to use a different drain cleaning strategy specifically suited to a high-rise apartment blockage.

Diagnosing the Cause of the Kitchen Waste Blockage

After speaking with the client and understanding the history of repeated slow drainage, we explained that the most likely cause was heavy internal fat build-up inside the 50mm kitchen waste pipe.

Over time, fats, oils, grease and food residue can stick to the internal walls of the pipe and slowly reduce the flow area. At first, the sink may still drain slowly. But once the build-up thickens enough, the drain can eventually block completely.

This was consistent with the client’s experience of the problem gradually worsening over a period of years.

Specialised Drain Cleaning for High-Rise Apartment Blockages

To carry out the work properly, we disconnected the kitchen sink waste assembly, including:

  • the P-trap
  • the double bowl sink connector

This gave us direct access into the blocked 50mm waste line.

We then used our RIDGID FlexShaft Wall-to-Wall Drain Cleaning Machine K9-12, which is ideal for this type of apartment blockage.

The FlexShaft system uses a rotating chain attachment that scrubs the internal wall of the pipe and breaks down hardened fat deposits. This allows us to:

  • loosen the built-up fat
  • pull out as much residue as possible
  • restore the internal diameter of the waste line

This type of compact drain cleaning equipment is particularly effective for apartment kitchen blockages where access is limited and high-pressure jetting is not practical.

Flushing the Waste Line and Restoring Flow

Once the heavy fat build-up had been broken down, we removed as much of the loosened material as possible from the line and disposed of it properly.

To finish the clearing process, we filled the sink bowls with hot water and then released the plugs, sending a larger volume of water through the pipe all at once. This helped flush the remaining loosened residue down the main drainage system.

The drain then returned to normal flow.

Reassembly and Leak Prevention

After clearing the blockage, we reassembled the kitchen waste piping.

Because the rubber seals on the existing fittings were already aged, we took the extra step of replacing the seals on:

  • the P-trap
  • the double bowl sink connector

This was important to ensure that once the pipework was reassembled and tested, there would be no leaks from the fittings inside the cupboard.

We then:

  • fully reassembled the waste system
  • tested the sink for correct drainage
  • checked for leaks
  • cleaned the cupboard area thoroughly

Outcome and Client Result

  • full kitchen drain blockage cleared
  • years of internal fat build-up removed
  • high-rise suitable drain cleaning method used
  • waste line restored to proper flow
  • aged sink waste seals replaced
  • sink waste reassembled and tested with no leaks

The client was very happy to finally have the kitchen drain flowing properly again after dealing with the issue on and off for years.

Compliance & Prevention Insight

This case highlights why kitchen drains that “always seem to be a bit slow” should not be ignored for too long.

In many apartments, repeated minor sink blockages are caused by long-term fat build-up inside the waste line. If left untreated, the build-up gradually thickens until the pipe blocks completely.

It also shows that different property types need different plumbing methods. In high-rise apartments, compact specialist drain equipment can sometimes be the best and safest solution when larger jetting equipment is not practical.
